
One of several new housing projects on the horizon for San Ramon’s Bishop Ranch is one step closer to fruition, with homebuilder Lennar announced as the developer for the 255-unit Canopy project approved by the city late last year.
Sunset Development officials confirmed Monday that Lennar had closed on a deal to acquire 25 acres of the site at Bishop Ranch 8 that is set to host the new housing development, while the local development company retains ownership over the remaining two acres of the site.
“Building the best suburban downtown in America means getting the residential experience right,” Sunset President and CEO Alex Mehran Jr. said in Monday’s announcement.
“Canopy advances that vision with 255 homes thoughtfully integrated into the broader Bishop Ranch neighborhood, which is steps from parks, trails and the amenities that define this community,” he continued.
Those detached, single-family homes are set to range from two to three stories and expand on the growing housing inventory centered in that portion of Bishop Ranch, with the neighboring City Village development serving as a residential anchor and setting the stage for future projects such as Canopy.
In addition to housing, the project is set to include a park at the heart of the site featuring a pool, clubhouse and children’s play area. The project is set to feature trails and landscaping that link up with City Village as well as the Citywalk Master Plan, with a continuous sidewalk along Executive Parkway set to connect with Bartlett Pear Park and the Iron Horse Regional Trail.
Overall, Sunset officials emphasized that the goal of the project and others in Bishop Ranch is to enhance walkability and pedestrian access.
“Lennar brings the experience and scale to deliver that, and we look forward to seeing Canopy become a vital part of what Bishop Ranch is becoming,” Mehran said.
