The city of Dublin has been known for its deliberate planning process and, once plans are approved, allowing the market to proceed at its pace.

The city, simultaneously, is seeing plans come together in its original hub that it’s striving to remake as a downtown center and on the eastside. Most of the growth has been directed east, either onto open land within the city or on land repurposed from the Army and Camp Parks (the Boulevard development along Dublin Boulevard).

Now a two parcels across Fallon Road from the shopping center has been sold by its original developer to another builder. The project calls for six neighborhoods with up to 573 housing units.

Further east, property zoned for commercial and industrial also is seeing interest. Completion of development along the Interstate 580 frontage is necessary to help provide the funding to extend Dublin Boulevard so it connects with North Canyons Parkway in Livermore and provides an alternative north of the freeway. The Righetti property, next to the Fallon residential, has a mixed use proposal into the city.

There’s one more major parcel to the east that currently does not have a proposal in the pipeline.

Currently, both Stanley Boulevard and Stoneridge Drive connect through to Livermore (as does Vineyard Avenue on the southside) to offer alternative routes. The northern link has been awaiting the Dublin development.

There are several projects moving ahead on the vacant parcel east of Tassajara Road and north of I-580. The northern parcel is proposed for 500 units and 33,000 square-feet of commercial and retail.

In the downtown area, Hines has submitted an application to remove two existing buildings and replace them with a 33,000-square-foot building for retail and commercial uses.

The majority of the downtown quadrant (28 acres) has an application pending for 275,000 square feet of commercial/retail, 535,00 square feet of buildings for life science users, and 1,510 multi-family residential units. If these two projects, which align with the city’s vision for the area, come to fruition then it will transform the area.

These mid-June through mid-July weeks are treats for soccer, golf and tennis fans. They all hit a crescendo on Sunday with the Wimbledon men’s tennis championship followed by the Euro 2024 finale, the final round of the Scottish Open and then the championship game of Copa American 2024. What a viewing feast even with all-time major winner Novak Djokovic could not cope with 21-year-old Spaniard Carlos Alcaraz. The youngster won his fourth major title in straight sets and completely dominated the first two sets.

The English-Spanish soccer match ended in defeat for the Three Lions, but it accurately reflected both the game and the tournament as a whole. The entire Scottish nation celebrated when their own Robert Mcintryre survived a late mishap with an eagle and a birdie on the 18th hole to take home the title—winning the tournament he had always set his eyes on.

The Copa American was marred by pre-game and post-game meles that called into question whether American stadium operators can meet the challenge of operating safely and efficiently.
