A focus in East Dublin this fall has been on DC … but not necessarily because of the election. 

Landsea Homes recently broke ground on its 500-home Dublin Centre residential development, a set of neighborhoods newly dubbed “The DC” that will have a mix of standalone houses and townhomes at the northeast corner of the Tassajara Road-Dublin Boulevard intersection.

The project is the largest master-planned community ever built from the ground up by Landsea Homes in the Bay Area, according to Tom Baine, president of the company’s California division.

“This groundbreaking symbolizes more than just the start of construction — it represents the creation of a vibrant and sustainable new master-planned community that will serve as a cornerstone for continued growth in Dublin,” Baine said in a press release after the Oct. 24 ceremony at the project site.

“By delivering high-quality housing and thoughtfully designed communities, we’re proud to contribute to Dublin’s evolution as the East Bay’s most desirable place to live, work and thrive,” he added.

Dublin Mayor Michael McCorriston was among the dignitaries to grab a shovel and turn the dirt at the groundbreaking event.

“The Dublin Centre project will become a thriving, connected and inclusive environment where families and businesses can grow together,” McCorriston told the Pleasanton Weekly. “We’re building a legacy of sustainability, community and opportunity that will enhance Dublin’s identity and create lasting value for all residents. I am excited to see this vision coming to life right here in the city of Dublin.”

Being developed on the formerly named SCS property just north of Dublin Boulevard, The DC will span just over three blocks along Tassajara Road on either side of Central Parkway plus a sliver just north of Gleason Drive. 

The Dublin Planning Commission approved the project in the Eastern Dublin Specific Plan area in February, and Landsea – a developer based in Dallas with regional offices in San Ramon – acquired the development rights in May.

Landsea described the project as a collection of five neighborhoods with “both single-family detached and attached townhomes, offering a variety of traditional and modern architectural styles” and the company’s “High Performance Home” features including smart-home technology. Select floor plans will include suites designed for multigenerational living with first-floor bedrooms and optional kitchenettes. 

The developer noted The DC will be close to Emerald Glen Park, The Wave and shopping centers, as well as the new Finnian Square retail development, public park and community center planned for adjacent to the residential neighborhoods. Schools and trails are also walkable or bikeable, and the site is near the freeway, with BART a few more blocks away.

“Dublin offers a unique blend of suburban charm and urban convenience with its excellent schools, beautiful parks and vibrant community spirit that make it the ideal location for every type of homebuyer,” Baine said.

As for the rest of Dublin Centre, city principal planner Amy Million said, “The development agreement was written to ensure that the residential did not develop wholly before the commercial. Building permits for the residential and commercial buildings are under review. Landsea is moving forward with the park planning process concurrently with the construction permits in an effort to develop the park in concert with the adjacent residential neighborhoods.”
