The Planning Commission on Wednesday was set to review a proposal to build eight three-story homes on the edge of downtown but will instead push the item to a future meeting.

The lot, located at 4884 Harrison St. and 379 Bernal Court near the public library, was a point of contention about four years ago when a different developer submitted an application for affordable housing to construct a five-story mixed-use building at the site.

After that application failed to move forward, Gautam Patel, a Pleasanton resident who owns a real-estate business with members of his family, told the commission during an unrelated August 2025 meeting that he took over the property and notified the board of his intentions to build eight townhomes at the site. He said he acquired the property because he was so opposed to the previously proposed project.

According to Wednesday’s agenda, the commission was supposed to review staff’s latest recommendations to the City Council to rezone that land; demolish the existing single-family home and detached garage; and approve a Planned Unit Development plan to construct the eight three-story, detached single-family homes. The homes, staff noted, would range in size from 1,809 square feet to 2,482 square feet.

However, the agenda notes that the item is being continued “to a date uncertain.”

The Planning Commission meeting is scheduled to begin at 7 p.m. Wednesday (Oct. 14). The full agenda can be accessed here.

The Pleasanton Planning Commission is also set to vote Wednesday on a conditional use permit to allow King’s Land Chess to expand into two additional suites in the Valley Business Park.

The item is part of the commission’s consent calendar, typically reserved for noncontroversial items approved in bulk with little discussion.

King’s Land Chess is located at 1024 Serpentine Lane, Suite 101. The youth chess academy offers group and individual lessons, as well as training camps. The new spaces, suites 116 and 118, would be used for tournaments and other chess-related events and activities, with operating hours set as 6-9 p.m. weekdays and 9 a.m.-9 p.m. weekends and holidays. Occupancy would be limited to 60 people on weekdays and 80 people on weekends and holidays.
