San Ramon’s Bishop Ranch is now home to a renovated medical center that officials say functions to consolidate medical offices throughout the neighborhood into a centralized location and marks the next step in ongoing transformation of the former office park space in the central portion of the city.
The Bishop Ranch Medical Center is already 70% leased according to an announcement from Sunset Development Company Jan. 16. The campus’ anchor tenant, Walnut Creek-based John Muir Health, is more than doubling its previous facility with a brand-new 52,000-square-foot space.
The 203,000-square-foot medical center site currently hosts 20 medical and wellness tenants, a majority of whom relocated from their prior nearby offices to the centralized site at 12677 Alcosta Blvd., with the consolidation aimed at making way for additional residential development in Bishop Ranch.
“The strong retention of our tenants through this transition underscores the importance of Bishop Ranch as a hub for medical and wellness services within our community,” Sunset CEO and President Alex Mehran Jr. said in the company’s announcement.
In addition to the medical and wellness service providers that relocated from the nearby offices that are set to be demolished in order to accommodate new housing, the center is home to three new tenants, officials said.
“With this new, state-of-the-art facility, we are delivering an upgraded environment that is closer to essential hospital services and designed for convenience,” Mehran Jr. continued. “This is more than just a relocation; it reimagines their space within a vibrant, evolving neighborhood. We’re committed to ensuring that our tenants have a seamless transition with minimal costs, so they can continue to focus on serving San Ramon.”
John Muir Health’s portion of the new medical center is more than double its previous offices in the city at 2305 Crow Canyon Road, as well as being closer to San Ramon Regional Medical Center – which had been set for an acquisition by John Muir Health prior to state and federal antitrust lawsuits seeking to block the move.
While the SRRMC deal was called off in 2023, John Muir’s sizable presence in the Bishop Ranch Medical Center serves to fulfill part of the local nonprofit medical company’s goal of expanding its services in San Ramon, in addition to putting those services slightly closer to the local hospital that it continues to have a 49% interest in following a 2013 deal.
“We appreciate our long partnership with Sunset Development and look forward to continuing to serve San Ramon and surrounding communities,” said Michael Monaldo, senior vice president of Facilities Development and Corporate Real Estate at John Muir Health. “Our new facility will have primary and specialty care providers, imaging, lab services and urgent care all in one convenient location for patients close to our partner hospital, San Ramon Regional Medical Center.”
UCSF Benioff Children’s Hospital is also expanding its presence in San Ramon with its new 9,000-square-foot space at the medical center, which hosts a pediatric specialty clinic.
A majority of the tenants’ previous office spaces are set to be cleared for the development of a new 11-acre residential project that is planned as part of Sunset’s goal of building 8,000 new homes in Bishop Ranch in the coming decade.
“Our vision is to create a walkable, integrated downtown where residents have everything they need just minutes away, and this medical campus is an essential part of that vision,” Mehran Jr. said.
