Dublin is on track to be home to a new senior housing project next year, with an official groundbreaking ceremony for The Whitford on the horizon this spring that developers say will introduce luxury senior living to the growing city.
The 140-unit luxury senior housing project is slated to be open for business starting in fall 2026 near the intersection of Arnold Road and Horizon Parkway, offering a range of unit sizes up to 1,499 feet and assisted living and memory care services on site on approximately 6 acres.
The project is being developed by Harbert South Bay Partners, with services set to be provided by Momentum Senior Living.
“The Whitford will open as the first wave of baby boomers turns 80 — the prime age for senior living,” said Patrick McGonigle, CEO of Harbert South Bay Partners in an announcement this month. “With a best-in-class amenity package, it’s designed to attract this new generation of senior renters — longtime East Bay seniors and couples who love their community and can’t imagine leaving.”
Harbert South Bay officials announced that they had closed on the project in January, pointing to the continually steady population growth in the Tri-Valley region and Dublin in particular as the “fastest growing city in California” as a ripe opportunity for development – and for meeting a growing and sometimes overlooked market.
Overall, Harbert Management Corp. has developed more than 11,000 senior housing units nationwide in its 15 years of existence, with the company emphasizing “ultra-luxury facilities” over the past eight years. The Whitford comes on the heels of a series of other California projects in recent years, according to the company’s press release.
“Following on our Team’s recent success capitalizing The James, a 350-unit development in Irvine (November 2024), completion of The Seville, an 87-unit development in San Clemente (September 2024) and the stabilization this year of The Variel, a 336-unit development in Los Angeles (opened July 2022), the Team is excited to deliver another wonderful development to the state of California,” McGonigle said in January’s announcement.
The Whitford is set to consist of 102 assisted living units and 38 memory care units ranging from studio to two-bedroom floor plans and amenities including numerous dining options, an indoor pool, a wellness gym and yoga studio, a hair salon, a golf simulator, two courtyards and a dog park.
“As more seniors need daily assistance, the demand for safe, supportive housing is growing. Many older adults live alone, increasing the need for long-term care options beyond the home,” Momentum CEO Josh Johnson said in the press release. “Senior living is evolving with advancements in technology, infrastructure and design, while industry leaders prioritize health, safety and innovative solutions to meet the needs of an aging population.”
“Older adults who love Dublin and want to stay connected to their community will find the perfect balance of engagement, comfort and support, allowing them to embrace independence with just the right level of care,” he added.
A groundbreaking ceremony at the currently vacant 5.74-acre site at 5751 Arnold Road is scheduled for April 8. The leasing office for the project is set to open in early 2026 ahead of being ready for residents to move in later in the year.
