The Pleasanton Planning Commission is set to vote on a vesting tentative subdivision map that would designate street names for the Villages at the Quarry housing planned for development near Valley Avenue and Busch Road.

The project — which the commission approved on April 23, 2025 — aims to build 310 detached, two-story single family residential homes and 62 junior accessory dwelling units as well as 102 multi-family rental units in four, three-story buildings plus an amenity building; an approximately two-acre park; and other on-and-offsite improvements.

“As the original approval did not include street names, an amendment to the Vesting Tentative Subdivision Map is proposed for Planning Commission review and approval,” according to the March 11 commission agenda packet. “The proposed street names have been reviewed and approved by life-safety responders and City staff for their suitability in accordance with established policies.”

In order to stick with the theme of the project’s name, the proposed street names that commissioners will be voting to approve Wednesday night are: Riverbed, Gemstone, Rimrock, Pebble, Rockscape, Grindstone and Rock Garden.

The vote will take place during the commission’s consent calendar portion of the meeting. Items on consent are considered routine in nature and are typically approved by a single vote with little to no discussion.

The Planning Commission meeting is scheduled to begin at 7 p.m. Wednesday (March 11). The full agenda can be accessed here.

In other business:

* During its consent calendar, the commission will also be voting on approving a time extension for the development team behind the Spotorno Ranch Residential Development to continue preparing the required documents to redevelop the 112-acre site.

The project is proposed for construction on a vacant parcel adjacent to 1000 Minnie Drive, one mile south of Sunol Boulevard, and aims to construct 22 single-family homes.

“Applicant and its civil engineering team have been working with staff to complete the on- and off-site improvement plans for the subdivision,” staff stated. “Given the extent of the work, including the off-site Alisal Trail plan and on-site geotechnical remedial plans, the developer team finds that additional time is warranted to complete the extensive construction plans.”

“The request is for a time extension of the original approval to provide additional time for the applicant and its design team to prepare the required plans and documents,” staff added in the March 11 staff report. “Since no changes are proposed to the project and other associated circumstances remain unchanged, staff supports the requested extension.”
