Developer AvalonBay Communities recently purchased a 5.7-acre site within Bishop Ranch in San Ramon for the construction of a new 456-unit apartment project.
The housing project dubbed Avalon San Ramon, is set to include two five- and seven-story buildings linked by a breezeway with amenities such as a fitness center, pool, work lounge, clubhouse, rooftop deck and a pet spa, according to a statement from Bishop Ranch representatives Dec. 3 announcing the deal.
Construction on the project began this month and it is expected to open to residents during late 2027.
Sold by Sunset Development Company, the site at 6200 Bollinger Canyon Road cost AvalonBay $30.5 million, as originally reported by East Bay Times.
Avalon San Ramon is set to join the neighborhood’s current variety of office space, retail and entertainment and hotels — an area also eyed by Sunset for the development of a total of approximately 8,000 homes, according to the statement.
The development will also be among the 40-plus communities owned and operated by AvalonBay in the Bay Area including Avalon West Dublin and Avalon Pleasanton.
“We’re thrilled to close on this site and continue AvalonBay’s long-term commitment to the Bay Area,” Joe Kirchofer, senior vice president of development at AvalonBay, said in a statement.
“At Bishop Ranch, Sunset Development has created the kind of vibrant, walkable, mixed-use community that our residents love. We’re proud to provide new thoughtfully designed homes to help complete their vision for this neighborhood,” Kirchofer added.
Thus far, $5 billion has been invested in Bishop Ranch, according to the locale’s website.
Besides Avalon San Ramon, Sunset intends for Bishop Ranch to feature a new boutique hotel, as well as restaurants and retail throughout the community, according to the statement.
“This project reflects our shared focus on high-quality housing that supports the broader vision for Bishop Ranch as a dynamic, walkable and connected neighborhood,” Alex Mehran Jr., president and CEO of Sunset Development Company, said in a statement.
“We look forward to seeing this community take shape as activity begins,” he added.
