Following a one-month delay, the Pleasanton Planning Commission will hold a public hearing for a proposed subdivision near the Chain of Lakes on Wednesday.

The commission was originally scheduled to review an application to subdivide an approximately 1.3-acre vacant parcel at 3707 Trenery Drive into two parcels at their Dec. 8 meeting. If approved, an approximately 4,837-square-foot, two-story home with a 900-square-foot garage would be built on one parcel. The other parcel would have an approximately 4,776- square-foot single-story home plus an 853-square-foot garage.

Staff said they “received several comments,” both in favor and critical of the project. While “none are opposed to development of the site in general,” according to staff, neighbors “are of the opinion a two-story home would be setting an inappropriate precedent in the neighborhood.”

Several commenters said “only single-story homes should be allowed given their homes on Cameron Circle were required to be single-story homes.” However, staff said they support the project, and that neither of the proposed homes “would be out of character of the streetscape or neighborhood, nor would they set a precedent given the existing character of the area and mix of one- and two-story homes.”

If built as planned, the two-story home would have frontage on Martin Avenue and the one-story home would have frontage on the southside of Trenery.

The commission is also set to approve an application from a different property owner on Wednesday on a vacant 1-acre site nearby at 3747 Trenery Drive. The application calls for building a 5,067-square-foot, single-story home plus a 1,000-square-foot detached accessory dwelling unit with an approximately 457-square-foot garage.

In a memo, staff said the existing parcel is part of a previously approved PUD but lacks an approved PUD development plan, “which is necessary to establish development standards and uses for development of the lot, and which requires review and recommendation by the Planning Commission.”

As proposed, staff said the project is “consistent with the objectives of the General Plan and zoning district,” though the commissioners “may recommend approval, approval with conditions, or denial of the application to the City Council.”

** A design for a new two-story residential unit in downtown Pleasanton will undergo review by the Planning Commission on Wednesday. Proposed improvements to the site located behind an existing commercial building at 218 Ray Street include new landscaping and a new parking lift.

According to staff, the applicant has proposed building a 1,069-square-foot single-family residential unit on the 8,510-square-foot site. The project has been “modified slightly” since a preliminary application review in August 2020, including relocating the parking lift and reducing the number of parking spaces provided by the lift, as well as “altering the exterior design of the unit to reduce the building mass and scale, and increase compatibility with the existing commercial building on-site.”

After the workshop, staff said they received one public comment expressing “general concern with the parking on Walnut Street and this location.” Staff said, however, the proposed residence “will be compatible with the surrounding properties,” and that “the site design, building design, and massing are appropriate for the site and the design review criteria can be met.”

  1. I think title of article is misleading. Splitting 1 lot into 2, and someone adding an ADU. When I read subdivision thought they were proposing a whole new neighborhood.
