Hi, our family would like to purchase a home in Pleasanton. We love the feel of the community and we think it would be a great place to raise our kids who are now 2 and 10 months. Unfortunately, many foreign cash (mainly investors) has ruined for many of us. I have lived in the Bay Area for 37 years and this is the worst I've seen it as a buyer. We expanded our search to Dublin and San Ramon, but our heart is set on Pleasanton. Any advice of getting a home in this wonderful town?

I'm not sure if foreign cash and investors are a significant factor in Pleasanton. A lot of houses on the Pleasanton market don't seem to make a lot of sense to buy from an investment standpoint because the price-to-rent ratio isn't very favorable.

Unfortunately, the inventory is rather low these days and there seem to be a lot of prospective buyers panicking because of that and the uptick in prices. It's a lousy time to be a buyer. I would continue to save and wait for the overheated sentiment to cool down a bit.

You may well be right, but I remember that a lot of people were giving similar advice back in 2002, and the people who waited for lower prices then never got them (at least in Pleasanton).

John, I don't have a crystal ball but I just don't understand why anyone who has been in the Bay Area for 37 years and watching the housing market would think that now is the time to take the leap and buy a house in Pleasanton. Housing inventory is the lowest it has been in a long time and there is a lot of buyer panic out there. I would at least wait until the summer season for inventory levels to (hopefully) increase.

Im lucky to have purchased years ago. But now the foreign investors have the cash. Plus other banks out side US give credit. But US banks still tight on credit. Good luck to locals looking to buy in Pleasanton.
